November Brings Consistency to NYC New Development Sales

Brooklyn was the only boro to see a drop in activity last week, but also had the most substantial increase in average asking price – up 37%. The average price per square foot also rose 15% to $1,440. 

Among the 18 developments in Brooklyn that reported sales, Extell’s mega-tower Brooklyn Point had the largest share with three new deals. 

It was also a good week for 98 Front in Dumbo, which found buyers for a two-bedroom that was asking $1.7 million and a $3 million three-bedroom penthouse.

Today’s Must-Have Amenity? A Little Green Space.

The move toward incorporating more outdoor spaces in luxury buildings was underway before the pandemic struck. But life in lockdown has made it a necessity.

“Five or six years ago, I said that living life in New York without outdoor space would not be considered luxury anymore, which was quite controversial at the time,” said Eran Chen, the founding principal of ODA, an architecture firm known for designing condominiums that incorporate green space in imaginative ways.

“I actually believe, even more today, that there’s going to be a major shift in what’s considered luxury,” he added, “and that buying any luxury real estate in New York without outdoor space will be considered unacceptable.”

98 Front Street in Dumbo, by ODA Architects

For New York’s ODA Architects, practice really does make perfect.

Seven years ago the firm was challenged by a developer to design an apartment building in Queens – on a budget, with smaller spaces.

“We came up with the idea that you can project with concrete up to seven feet and it doesn’t cost any more,” says Eran Chen, founder of the firm. “You can create modules of rooms when you do that – it creates corners and allows for terraces.”

So they designed modules for a studio, a one bedroom, and a two-bedroom unit, stacking the structure and its mechanical systems with ruthless efficiency. “We extended the envelope by 30 percent – it’s 12 by seven feet,” he says. “People were attracted to the outdoor space and the feeling of a vertical community.”

Buildings With Sections That Seem to Hover in Midair

At 98 Front Street in Dumbo, Brooklyn, the architecture firm ODA designed a condo for Hope Street Capital with a multitude of cantilevers to provide more outdoor terraces and windows for more apartments. The building resembles an uneven composition of stacked cubes, where some boxes hang off others.

“The old way of building in cities is simply an extrusion of a floor plate, endlessly or until zoning stops us,” said Eran Chen, the founding principal of ODA. “It might be efficient and easy to construct, but ultimately is very limiting in terms of the most essential elements that I believe we’re looking for in our community and built environment.” Those elements include access to natural light and air, as well as opportunities for casual encounters with our neighbors, Mr. Chen said, who imagines residents at 98 Front might greet each other from their terraces.

Brooklyn fine-fine: Architects give NYC’s biggest borough a fresh look

Here’s looking at you, Brooklyn!

A fresh crop of new developments are launching in NYC’s most populous borough and they’re all designed to make an architectural statement.

“Brooklyn is a dynamic urban center that, in many ways, competes with and completes Manhattan,” said Eran Chen, founder and executive director of ODA, who designed 98 Front in Dumbo. “Great architecture is a physical manifestation of this change that is happening in our city.”

With a minimalist concrete façade reminiscent of a Rubik’s Cube, 98 Front is a 10-story, 165-unit condo developed by Hope Street Capital. It opened in January and is more than 60% sold with remaining studio to four-bedroom residences asking $700,000 to $4.5 million.

Construction Update: 98 Front

Hope Street’s 98 Front St. Passes 50% Sales Threshold

Hope Street Capital’s 98 Front St., DUMBO’s newest ground-up condominium, has opened its doors to its first residents with more than 50 closings occurring by the end of 2020, following the recent completion of the luxury building. It’s now more than 50% sold.

The developer says 98 Front is also the first new development in Brooklyn to obtain Fannie Mae approval. This enables any lender nationwide to offer the most attractive interest rates and up to 95% financing.

“Today more than ever, achieving 50% sold and a Fannie Mae Approval is critical— especially as banks tighten their lending standards,” said Sha Dinour, partner of HSC.
